the point of time of a rental agreement in horary astrology

I try to analyse a horary chart of a rental agreement which was sent to the landlord via e-mail.

The following times could be relevant:

1) the point of time when the contract offer has been signed by the tenant
2) the point of time when the contract offer was send to the landlord
3) the point of time when the contract offer was received by the landlord
4) the point of time when the contract offer was read by the landlord
5) the point of time when the contract offer has been signed by the landlord
6) the point of time when the contract offer was send to the tenant
7) the point of time when the contract offer was received by the tenant
8) the point of time when the contract offer was read by the tenant

Also, in the case that i analyse, things are a little bit more complicated.

The offer was signed and sent. But the tenant noticed that the offer was flawed. This is why the offer was revised and sent to the landlord again, about 56 minutes later.

It is important to know the exact point of time because Mercury is in cazimi today - however not all the time.

Please tell me which point of time is the relevant one for creating the horary chart.

Also, i have one more question:
When making a contract agreement, is it a reason to worry if Mercury is not in cazimi but under the sun´s beams?

You are mixing up 2 things here: Horary and Electional
And let's keep in mind that the tenant is the person initiating the action or asking the question.

1) the point of time when the contract offer has been signed by the tenant
= Signed but not sent, the tenant can hold on forever like this and nothing will ever happen

2) the point of time when the contract offer was sent to the landlord
= Electional.
= Horary. At any point in time the tenant can ask himself "Should I accept this offer?" even before sending it and this would become a readable chart.

If no question is asked then treat it like an Electional Chart.

3) the point of time when the contract offer was received by the landlord
= A development from the previous electional or horary chart at point #2

4) the point of time when the contract offer was read by the landlord
= A development from the previous electional or horary chart at point #2

5) the point of time when the contract offer has been signed by the landlord
= A development from the previous electional or horary chart at point #2

6) the point of time when the contract offer was sent to the tenant
= A development from the previous electional or horary chart at point #2

7) the point of time when the contract offer was received by the tenant
= A development from the previous electional or horary chart at point #2

8 ) the point of time when the contract offer was read by the tenant
= This has already been done at #1. We can safely say that he signed something he has read! It is just a matter of the Mercury R (errors) under the beams (in the shadow, not knowing) which says there will be a back and forth to clarify the matter and make the appropriate corrections.
